What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a floorplan service, a certified appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Property tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more square footage than you actually own! Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A home measurement service will ensure that you're paid fair market value for your property. Area is one of the biggest factors potential buyers examine when purchasing a house — but since these values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a recent appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).
